Document Before You Clean
The single most useful thing you can do is take photographs and video before anything is moved, extracted or thrown away. Wide shots from the doorway of every affected room, then close-ups of the source, the standing water, the wet flooring, the ceiling and any damaged contents.
Once the cleanup starts this evidence is gone, and an adjuster who arrives three days later sees a dry room with fans in it. Keep damaged items somewhere out of the way rather than putting them straight in a skip, and photograph model and serial numbers on appliances while you still can.
Do Not Wait to Start Drying
Almost every policy expects the property owner to take reasonable steps to prevent further damage. Leaving a house wet while you wait for permission to act generally does not help a claim, and it guarantees a bigger loss.
The practical approach is to do both at once: call your insurer and get extraction and drying started the same day. That is also the honest reason restoration companies answer the phone at night. A property dried in three days is a smaller claim than the same property dried after the weekend.
Keep a Record as the Work Happens
Ask for moisture readings, equipment placement and a list of what was removed and why. A drying log showing readings falling day by day is exactly the kind of documentation that makes a claim straightforward, because it shows the work was measured rather than guessed.
Keep receipts for anything you buy yourself, including emergency supplies, and note the dates of every call and visit. If you had to stay somewhere else, keep those receipts too and ask your insurer early whether they are relevant to your policy.
Know What Your Policy Actually Says
Policies differ a great deal on water. Sudden and accidental discharge from a plumbing system is treated differently from long-term seepage, which is treated differently again from water that came in from outside the building. Flooding from outside is commonly excluded from a standard homeowner policy and covered separately.
We are not in a position to tell you what yours covers, and neither is any contractor. Read the section on water damage, call your agent, and ask specifically about the cause you are dealing with rather than about water in general.
Where People Trip Themselves Up
The common problems are avoidable. Throwing everything away before it was photographed. Cleaning up so thoroughly that the damage cannot be assessed. Waiting several days to report it. Describing the cause loosely on the phone before anyone has worked out what actually failed.
Another is assuming a contractor can promise what will be paid. Nobody can. A company that tells you up front that your claim is definitely covered is telling you something it has no way of knowing.
Working With the Adjuster
An adjuster is assessing cause, extent and cost. Give them the photographs, the drying log and the scope of what was removed, and let the readings speak. If their view of the extent differs from what the meters showed, that is a conversation worth having with the documentation in front of both parties.
Ask your insurer directly how they want the work billed and whether they need approval before certain items are removed. Getting that answer on day one avoids an argument on day ten.
Storms and Claims Around Frisco
This area gets severe spring storms and hail, and that produces a very specific claims pattern: the roof is damaged in one event, and the interior damage shows up a week later after the next heavy rain. Documenting the storm date and the date you first saw water helps connect the two.
The February 2021 freeze produced a wave of burst-pipe claims across the state and is a reminder that the cause matters as much as the damage. Neighboring towns see it the same way; our McKinney water damage page covers properties where older and newer construction sit side by side and the causes differ street to street.
Arrange an Inspection
Whatever your policy says, the property still needs drying. Frisco Water Damage Repair documents readings, photographs and removals as the work goes, so you have a record to hand over, and explains the scope and price before anything is taken out.
Start with water extraction, see what follows on the structural drying page, and read the dry and restore versus replace guide for how salvage decisions are made. You can request a visit at any hour. We do not promise any claim outcome.
