Roof Leak and Ceiling Water Damage

Hail season leaves a lot of Frisco roofs bruised, and the leak that follows often turns up weeks later as a stain on a bedroom ceiling. Frisco Water Damage Repair handles the inside of that job: the wet ceiling, the attic above it and the rooms underneath.

Signs That Need Attention

  • A brown ring on a ceiling that gets bigger after every rain
  • Ceiling drywall sagging, bulging or pulling away at a seam
  • Drips at a light fitting, a ceiling fan or an air vent
  • Attic insulation that is dark, flattened or damp to look at
  • Paint bubbling along the top of an outside wall
  • A musty smell upstairs that was not there before the storm

Roof leaks here rarely announce themselves on the day of the storm. Hail bruises the shingles and breaks their seal, the next long rain pushes water through, and it runs along a rafter before it finds somewhere to come through the ceiling. That is why the wet patch is often nowhere near the damaged part of the roof.

What the Service Includes

Making the roof watertight is a roofing job, including any tarp that has to go on first. Frisco Water Damage Repair deals with everything the water reached once it was inside the building.

Attic insulation and framing

Blown-in insulation soaks up water and holds it against the decking and the top plate long after the rain stops. Where it is saturated it comes out, and the timber underneath is dried and checked.

Ceilings and fittings

Ceiling drywall that has taken weight is not safe to leave in place. It comes down in a controlled way, and anything electrical in the wet area stays isolated until it has been looked at.

The rooms underneath

Water that came in at the ceiling usually ran down a wall as well. Readings are taken at the base of the walls and into the next room, so the drying plan covers the whole path and not just the stain.

Your Options

Two things decide how much work this turns into: how long the roof has been letting water in, and how much of it ended up in materials that hold damp. A leak caught during the first heavy rain is usually a small ceiling repair. One that has been running quietly since the spring storms is an attic job as well.

If the same weather also pushed water in at ground level, that side of it is covered on storm and flood cleanup. The drying itself is explained under structural drying, and whether a stained ceiling is dried or taken out is set out in the restore versus replace guide. Damp left in an attic through a North Texas summer is how mold remediation ends up on the list. Storms that come through north of town hit the same way there, and that side of the area is covered on our Aubrey water damage page. Roof Leak Water Damage Questions

How long after a hailstorm can a roof leak appear?

Weeks or months. Hail damage often breaks the seal between shingles without putting a hole in anything, so the roof keeps the weather out until a long, driven rain finds the gap. A ceiling stain in the fall can easily trace back to a storm in the spring. Frisco Water Damage Repair works from moisture readings in the ceiling and attic rather than from the date on a weather report.

Should I get on the roof and put a tarp over it?

No. A wet roof after a storm is one of the easiest places to fall from, and shingles that have been hit by hail break under foot. Tarping is part of what a roofing contractor does, with the right anchoring. Move what you can out of the room, put a container under the drip and call Frisco Water Damage Repair for the inside of the job.

Does the whole ceiling have to come down?

Usually not. Drywall that has held water and is sagging has to come out, but the rest of the ceiling is often dry enough to keep once the attic above it has been dried. That call is made from readings taken on both sides of the ceiling, and you hear what is coming out and what it costs before anything is cut.

Will the attic insulation be replaced?

The wet portion is removed, because soaked insulation stops working and keeps the framing damp. It is replaced as part of the repairs once the area has dried and the readings hold. Insulation well away from the leak is normally left alone, and the removed area is photographed and measured for your records and for any insurance claim.
